This report shows you the Active (A), Pending (P), Sold (S), and Expired (X) listings, year-to-date for all of Marlboro. This data includes all the single family homes in the Multiple Listing System, listed by any office in Monmouth County. You can see how the market is doing this year as compared to the same time last year. For example you can see from the first table – that for the month of April there were 76 active listings in 2010, compared to 71 active listings in 2011. There were a lot more properties that went into contract in April of 2010 (55), compared to this year (25). Similarly 27 properties were sold in April of last year, compared to only 17 this year. Equal number of properties expired in the month of April in both years. This shows the boost the market got because of the tax incentive last year. You can clearly see that significantly fewer properties went into contract this April (25) compared to last year (55), even though the total active listings were about the same.
